COMPLETE. Leighton Properties and Grosvenor Australia formed a joint venture to develop a 43,000 sqm A Grade commercial office building in Brisbane’s CBD.     Green Square is a project benchmark for Brisbane City Council’s Fortitude Valley Urban Vision, a plan that provides a strategic direction for future development while reinforcing a creative, sustainable and affordable urban community.

    Green Square North Tower is a high rise office buildings which forms part of a mixed use commercial and retail precinct that includes the low-rise commercial South Tower and a café, newsagent, sushi operator, bistro and convenience store. The towers and retail offerings are part of a precinct that is to include public housing, community centre and child care centre.


    North Tower, a 23,800 sqm office building of 12 levels, and was fully pre-leased prior to practical completion. Typical floors are 1,850s qm and occupants enjoy 360 degree views to the city, Newstead and the RNA Showgrounds.

    North Tower achieved Queensland’s first 6 Star Green Star - Office As Built v2 rating and built 6 Star Green Star - Office Design v2 rating from the Green Building Council of Australia.

    In landmark innovation achievements, Green Square North Tower saw the installation of Australia’s first Selective Catalytic System and Australia’s largest and Brisbane’s first commercial building cogeneration plant. The Selective Catalytic System reduces harmful emissions including nitrogen oxide (by 90%), carbon monoxide (by 85%) and Volatile organic compounds (VOCs) from exhaust steam. The gas-fired co-generation plant uses excess heat produced during power generation to operate chillers for the air conditioning system, reducing greenhouse emissions.

    • 100% recycling of construction waste of 80,000 tonnes
    • 73% reduction in CO2 emissions of 1,645,000kg compared to an equivalent 4 Star NABERS energy rated building
    • 100% plantation or recycled timber, 90% recycled steel and 40% recycled concrete
    • 160 bike rack facility with showers and change rooms for tenants plus 35 public visitor bike rack

    Green Square South Tower

    COMPLETE. The Green Square precinct is located on the corner of St Paul’s Terrace and Constance Street in Fortitude Valley.

    Completed by Leighton Contractors in October 2007, it incorporates 17,700 sqm of office space leased to the Brisbane City Council. It has the largest floor plates in the city fringe, with NLA ranging from 2,000 - 4,500 sqm.


    South Tower achieved Queensland’s first 5 Star Green Star Office Design v2 Rating by the Green Building Council of Australia. This represents Australian Excellence and places the project among an elite group of Australian developments.

    The building also achieved a 5 Star Green Star Office As Built v2 Rating by the GBCA scoring:

    • maximum points in transport for its cyclist facilities and proximity to public transport
    • highly in water for its use of water efficient fixtures and fittings, water metering and rainwater harvesting, and water reuse for landscape irrigation
